Description
The BMS Operator at HRSI plays a vital role in ensuring the smooth and efficient operation of the Building Management System (BMS) and connected building services. This position involves continuous monitoring and control of HVAC systems, including chillers, air handling units, fan coil units, variable air volume units, pumps, cooling towers, and ventilation systems. The operator is responsible for maintaining optimal environmental conditions by tracking temperature, humidity, pressure, and flow parameters alongside other critical operational metrics. By promptly responding to alarms and equipment faults, the operator helps maintain the integrity and reliability of building systems. In this role, the BMS Operator collaborates closely with HVAC, electrical, plumbing, and maintenance teams to troubleshoot and resolve issues quickly. The operator maintains detailed logs and reports on equipment status, alarms, and operational trends to inform maintenance schedules and energy efficiency improvements. Safety adherence, preventive maintenance support, and the ability to manage integrated systems such as fire alarms and lighting controls are essential aspects of daily responsibilities. This role requires a Mechanical Engineering degree, 2–3 years of relevant experience, and a commitment to maintaining high standards of operational excellence without team management duties.
Responsibilities
- Monitor and operate the Building Management System (BMS) control system and all connected building services to ensure continuous functionality.
- Track and control HVAC components including chillers, air handling units (AHUs), fan coil units (FCUs), variable air volume (VAV) units, pumps, cooling towers, and ventilation systems.
- Continuously monitor environmental conditions such as temperature, humidity, pressure, and flow to maintain optimal building performance.
- Respond promptly to BMS alarms and abnormal equipment conditions to prevent disruptions.
- Start, stop, and adjust HVAC equipment based on operational requirements and approved schedules to maintain system efficiency.
- Identify potential failures or performance issues through careful observation of equipment status and operational data.
- Maintain detailed daily logs of equipment operations, alarms, readings, and system conditions for accurate record-keeping.
- Collaborate effectively with HVAC, electrical, plumbing, and maintenance teams to diagnose and resolve faults and issues.
- Follow established preventive maintenance schedules and actively support maintenance activities to ensure system reliability.
- Report equipment abnormalities, breakdowns, and system alarms immediately to supervisors or relevant maintenance personnel.
- Ensure all HVAC and mechanical, electrical, and plumbing (MEP) equipment operates within approved set points and established parameters.
- Monitor energy consumption trends and identify opportunities to improve energy efficiency and reduce costs.
- Operate BMS schedules, set points, historical trends, graphical interfaces, and alarm systems as necessary to optimize building performance.
- Assist technicians in troubleshooting BMS-controlled equipment and associated field devices to facilitate repairs and maintenance.
- Oversee integrated building systems such as fire alarms, access control, lighting control, and other subsystems where applicable.
- Maintain accurate and up-to-date operational records and prepare comprehensive daily, weekly, and monthly reports.
- Adhere strictly to company safety policies, procedures, and emergency response protocols to ensure a safe working environment.
- Support emergency response efforts by monitoring critical systems and coordinating with appropriate teams during incidents.
