Description
The Chiller Operator at HRSI is responsible for efficiently operating and monitoring chillers and chilled-water systems to ensure optimal cooling performance. This role involves managing various parameters such as temperature, pressure, flow, current, voltage, and refrigerant conditions in line with approved operating procedures. The operator will handle equipment including chilled-water pumps, condenser-water pumps, cooling towers, and air handling units. Routine inspections, maintenance support, and rapid response to faults or alarms are crucial to maintaining continuous and reliable operation of the cooling systems. The position demands a skilled individual with hands-on experience in Carrier Chillers, possessing strong attention to detail for detecting abnormalities like unusual vibration, noise, leaks, or operational inefficiencies. Although the role does not require managing a team, it requires proactive coordination with HVAC technicians and supervisors to troubleshoot and resolve equipment issues. Safety, environmental protocols, and energy efficiency initiatives are integral aspects of the job, as well as preparing detailed operational reports as needed.
Responsibilities
- Operate and monitor chillers and chilled-water systems following approved operating procedures to maintain efficient cooling.
- Continuously check chiller operating parameters including temperature, pressure, flow rate, electric current, voltage, and refrigerant status.
- Manage chilled-water pumps, condenser-water pumps, cooling towers, air handling units, and all associated mechanical equipment.
- Start, stop, and adjust chillers based on cooling demands and system requirements to ensure optimal performance.
- Monitor building management system (BMS) control panels for alarms, faults, and unusual operating conditions.
- Perform regular inspections of chillers and related mechanical components to identify wear or malfunction.
- Maintain accurate and detailed daily log sheets documenting operational readings and system conditions.
- Detect abnormal conditions such as high or low pressure, temperature fluctuations, excessive vibration or noise, leaks, or reduced cooling effectiveness.
- Respond promptly to equipment alarms and collaborate with HVAC technicians or supervisors for troubleshooting and repair activities.
- Assist in preventive and corrective maintenance tasks to maintain system reliability and reduce downtime.
- Regularly check chilled-water supply and return temperatures to confirm systems are within specified parameters.
- Supervise the operation of cooling towers, monitoring water levels, pumps, valves, and related equipment to ensure smooth function.
- Inspect for any refrigerant, oil, water, or other system leaks and immediately report any abnormalities.
- Support chiller changeover and sequencing procedures to maintain continuous cooling without interruption.
- Ensure cleanliness and good housekeeping practices within chiller plant rooms and around equipment to promote safety and operational efficiency.
- Adhere strictly to equipment manufacturers' operational guidelines and company maintenance standards.
- Contribute to energy-efficiency efforts by monitoring and optimizing equipment performance and operating conditions.
- Follow all applicable health, safety, environmental, and emergency response procedures.
- Prepare comprehensive operational reports daily, weekly, and monthly to document system performance and issues.
