Description
In this role, the HVAC Technician will routinely inspect, test, and service parts such as compressors, motors, thermostats, sensors, control valves, and other critical control elements. The technician participates in installation, testing, commissioning, and equipment start-up activities, collaborates with supervisors and other maintenance teams, and responds promptly to emergency breakdowns to restore equipment functionality. The role requires competency in reading and interpreting technical documents including HVAC drawings, wiring diagrams, and equipment manuals. Maintaining tools, instruments, and workspaces in excellent condition while ensuring compliance with health and safety requirements is a key component. The technician does not manage a team but serves an essential operational function within the maintenance department at HRSI.
Responsibilities
- Install, maintain, troubleshoot, and repair HVAC and refrigeration equipment according to industry standards and company guidelines.
- Perform routine preventive and corrective maintenance on HVAC systems including AHUs, FCUs, chillers, cooling towers, pumps, valves, package units, split ACs, VRF/VRV systems, ventilation fans, and exhaust systems.
- Inspect, clean, and service filters, coils, belts, bearings, dampers, drains, and other critical HVAC components to ensure optimal performance.
- Diagnose electrical, mechanical, and refrigeration faults using testing instruments and technical manuals, and implement effective repairs.
- Perform refrigerant operations including charging, recovery, leak detection, and evacuation following approved procedures and environmental regulations.
- Check and maintain refrigerant pressures, system temperatures, airflow, and overall operating conditions to guarantee system efficiency and safety.
- Troubleshoot compressors, motors, thermostats, sensors, control valves, contactors, relays, and other HVAC system components to prevent system failures.
- Assist with the installation, testing, commissioning, and start-up of HVAC equipment ensuring compliance with technical specifications and manufacturer recommendations.
- Read and interpret HVAC drawings, wiring diagrams, equipment manuals, and technical specifications to support maintenance and repair activities.
- Respond quickly and effectively to emergency equipment failures and breakdowns, restoring equipment to normal operating conditions in a timely manner.
- Record detailed maintenance activities including equipment readings, faults identified, repairs carried out, and spare parts used to maintain accurate service history.
- Coordinate with supervisors, building management system (BMS) operators, electricians, and other maintenance personnel for integrated system operation and maintenance.
- Maintain and organize HVAC tools, testing instruments, spare parts, and work areas in good condition to promote efficiency and safety.
- Follow manufacturer recommendations and preventive maintenance schedules to extend equipment longevity and reduce downtime.
- Adhere strictly to company policies, permit-to-work procedures, and health and safety regulations to ensure a safe working environment.
- Ensure proper housekeeping and safe working practices at all times, minimizing hazards and promoting workplace safety.
